Without a doubt, new construction is fun. There’s nothing quite like moving into a brand-new home, one you’ve selected and customized to fit your tastes and needs.

The last thing you want to spoil the fun is an unexpected cost, especially a one-off expense you need to take care of right away.

The easiest way to avoid surprises is to read and understand your purchase agreement to the last detail. And, if you think something’s missing, ask about it before signing. Ask your real estate agent, builder or general contractor.

Be sure you know what to expect with:

  • Landscaping. Be sure that sod is included with your home purchase. It’s the easiest and fastest way to start a yard. Shrubbery, trees and other landscaping details are rarely if ever included.
  • Fences. All your new neighbors probably have fences, but without a doubt they put them in separately after their homes were constructed.
  • Driveway. You would think a driveway would be included, a no-brainer. Generally, this is standard in new or existing homes, but be sure. This can be a major expense and delay in enjoying your new home.
  • Trash Service. If your new home is in an unincorporated area – or a Sanitary Improvement District – you may need to arrange and pay for weekly trash pick-up.
  • Garage Door Opener. Garage door openers are becoming more standard with new home construction, but don’t assume. If your purchase agreement doesn’t specify how many remotes you’ll get, you better ask.
  • Window Coverings. Plan on picking up some temporary paper blinds at your local superstore. They’ll provide privacy until you can install window covers.
  • HOA Dues. Will your new neighborhood have a homeowner’s association? Find out ahead of time, because the monthly dues will be non-optional.

Work with your real estate agent and builder (or general contractor) to nail down all the details. There will be things not included in the purchase price of your new home. That’s okay, if you know ahead of time and avoid financial surprises.
